AGO's General Terms and Conditions for Booking
As mediators, we are obliged to ensure that:
you receive written confirmation of your reservation.
You will receive information and details on how payment is to be made, where the key can be picked up and other questions relevant to your stay.
the chalet/apartment has been accurately described.
You will be informed of all significant changes related to your booking.
You can use the cottage / apartment from kl. 16.00 agreed day of arrival until kl. 10.00 the day of departure, unless otherwise confirmed.
If for some reason you are not satisfied with the chalet/apartment, please contact us. Read more about this below.
When will my reservation become binding?
Both parties are bound to the agreement as soon as we have confirmed your reservation and you have paid the registration fee (or the total rental fee).
The minimum age for everyone who books and lives in the cottage / apartment is 18 years. Excluding families with children. Names of all fellow travelers are provided at the time of booking, alternatively before payment is made.
When do I have to pay?
If you booked earlier than 60 days in advance, the registration fee is 20% of the rent, however, a minimum of SEK 1,000. The registration fee must be paid within 10 days of us sending the confirmation to you, it will be deducted from the rent. The rest of the rent must be paid no later than 60 days before the agreed arrival date.
For bookings later than 60 days, the full rent must be paid immediately.
What happens if I don’t pay on time?
If you don’t pay the registration fee on time, we reserve the right to cancel your reservation. Failure to pay the rental cost will be considered a cancellation on your behalf and the Cancellation Terms & Conditions will consequently apply.
What if I need to cancel?
You need to cancel your reservation in writing to us. The cancellation is not valid if made to a third party. We are bound to confirm your cancellation in writing to you.
If you cancel earlier than 60 days before the agreed arrival, you do not have to pay more than a cancellation fee of SEK 700 per apartment / cottage that is deducted from the registration fee. If you cancel 60 days or later before the agreed arrival, you must pay 100 % of the rent.
If we succeed in renting out the cottage / apartment to someone else, we will refund you an amount corresponding to the new tenant's rent, less a cancellation or rebooking booking fee of SEK 700 per apartment / cottage.
What if I want to cancel or rebook due to Covid-19
Should the authorities advise against travel within Sweden or if the lifts are not allowed to stay open due to restrictions from the authorities, you may re-cancel / cancel your accommodation up to 14 days before arrival if you have purchased cancellation protection. The condition applies to advice from travel by an authority, not a recommendation. In the event of cancellation, the cancellation protection will not be refunded, in the event of rebooking, the cancellation protection will accompany the new booking. Should there be no dissuasion and the lifts are open, our usual booking conditions apply. If you live in a country that has closed its borders or advises against travel to Sweden, we refer to your personal insurance for compensation / refund. If the lifts do not run due to restrictions, the same conditions apply as for guests within Sweden.
But what if something happens to me?
You can protect yourself against the cancellation fee by purchasing a cancellation protection. It costs SEK 450 per cottage / apartment and means that you can cancel and in some cases get a refund. Cancellation is made no later than 24 hours before the agreed arrival. The cancellation protection is paid at the time of payment together with the registration fee. An administrative cost is added with SEK 250 per cottage / apartment if canceled.
The Cancellation Insurance can be paid in conjunction with the booking fee.
The Cancellation Insurance is valid in the following cases, which can not have been applicable at the time of booking:
- death, illness or accident of a serious nature that has affected yourself, spouse, cohabitant, family or fellow traveler
- conscription into the armed forces or civil defense
You must be able to prove your disability with a certificate from, for example, a doctor, authority or insurance company. The certificate must be sent to us as soon as possible, no later than 10 days after the cancellation. The medical certificate must state the date of examination, results and diagnosis, that the illness is acute and that the illness or accident constitutes a serious obstacle for the traveler to make the journey. The traveler / fellow traveler does not have the right to cancel the trip with a medical certificate unless the certificate clearly shows that the illness is of an acute nature.
The fellow traveler must be named on the booking.
What are my rights?
If we are not able to provide the chalet/apartment at the appropriate standard or at the agreed timings, and are unable to provide a substitute chalet/apartment with negligible differences to that originally booked, you are within your rights to terminate the rental agreement. At such a time, we are bound to pay back to you any payments already received and reimburse you for any reasonable verified costs incurred, deducting as appropriate any usage you may have had from the chalet/apartment.
As an option to terminating the agreement, you are entitled to request a reduction of the rental cost.
Any complaints should be registered immediately with us, but no later than 1 day after arrival. Please report any problems noticed during your stay immediately, to allow us the opportunity to rectify the problem.
Your reservation is transferable and we must accept the replacement unless we have justified reasons not to. In such a case you must notify us prior to the arrival date, and a change of reservation fee of 300 SEK will be charged to you.
What are my obligations?
The minimum age for everyone who books and lives in the cottage / apartment is 18 years. Excluding families with children.
You must not use the chalet/apartment for any other purpose than that which was agreed at the time of the reservation (in general for leisure purposes) and you must not allow more guests to stay in the property (or on the adjoining land) than what was stated at the time of reservation.
You must not disturb your neighbors at any time. Disturbance leading to a visit from our security company will cost from 1500sek. Should the disturbance continue you will have to leave your accommodation immediately.
You must not disturb neighbors at any time of the day. In the event of a disturbance in or around the accommodation that leads to a visit from a security company / security guard, a fee of SEK 1,500 will be charged already at the first opportunity. In the event of repeated offenses, your entire company will be evicted with immediate effect. The eviction is charged from SEK 2,000.
AGO has the right to terminate the agreement with immediate effect if the guest or someone in his company violates the above rules of procedure, alternatives appear disruptive. Commits damage to the home or its immediate area. In cases where the agreement is terminated, the guest and his party must immediately move out of the accommodation without a refund of the rental amount. In the event of any immediate termination of the agreement due to the above reasons, AGO charges the guest a cost fee corresponding to the damage, however at least SEK 5,000. AGO reserves the right to close the accommodation and remove the guest's belongings in the event of immediate termination of the agreement.
Non-returned key will be charged SEK 2,000.
An ordered or mandatory cleaning does not include rough cleaning inside and out, washing or emptying garbage / empty bottles.
In the event of a lack of cleaning, we have the right to perform the cleaning at your expense.
When staying in a cottage / apartment, the guest is responsible for snow removal and / or de-icing in connection with the accommodation during the entire stay.
Violations of regulations on smoking and pet bans entail a clean-up cost from SEK 6,000
Charging of electric vehicles is only permitted at designated charging stations, it is not permitted to use engine heater sockets and ordinary wall sockets for charging.
In some cases we demand that you pay a deposit when making your reservation. It will be repaid to you within a few days after approved inspection. Should we upon inspection find damages on the accommodation we will contact you with a cost suggestion. If the deposit is lower than the total cost of reparations and other measures we need to take to restore the accommodation you will receive an invoice of the amount succeeding the deposit.
The agreement expires with immediate effect and without refund
You or someone in your party behaves disruptively in the cottage / apartment / area. Any call-out by security companies is paid upon eviction.
You or someone in the party commits vandalism in the cottage / apartment / area. Any extra costs are paid for eviction.
If the chalet/apartment is not used for the purpose it was intended. If you or a member of your party smokes in the apartment/chalet.
You or someone in your party smokes in the cottage / apartment. If the smoking is detected on or after departure, the intermediary has the right to charge full compensation for the costs incurred.
You or someone in your party has pets in the cottage / apartment that do not allow this. If it is discovered on or after departure, the intermediary is entitled to charge full compensation for the costs incurred.
If the apartment is used by more people than allowed. The maximum number of guests specified in the property description applies.
Should the chalet/apartment become uninhabitable due to warfare, natural disasters, labour market conflicts, extended disruptions to water- and/or energy supplies, fire, or any other similar major events which are not predictable and unavoidable, both parties (you and us) have the right to terminate the agreement. In such a case we are bound to pay back to you with immediate effect, any payments already received, deducting as appropriate any usage you may have had from the chalet/apartment.
What happens if we disagree?
Please register any complaints directly with us. Any delay in reporting a complaint may effect your chances of having it resolved. If we can not come to a satisfactory agreement, you can turn to the National Board for Consumer Complaints, which has an independent Chair and a panel of travel and consumer representatives.
