AGO's General Terms and Conditions for Booking

As an intermediary, we are obliged to ensure that:

You will receive a written confirmation of your booking.
you receive written confirmation of your reservation.
You will receive information and details on how payment is to be made, where the key can be picked up and other questions relevant to your stay.
the chalet/apartment has been accurately described.
You will be informed of all significant changes related to your booking.
You can use the cottage / apartment from kl. 16.00 agreed arrival day until kl. 10.00 the day of departure, unless otherwise confirmed.

When will my booking become binding?

Both you and we are bound by the rental agreement as soon as we have confirmed the booking and you have paid the registration fee (or the entire rent).

The minimum age for everyone who books and lives in the cottage / apartment is 18 years. Excluding families with children. Names of all fellow travelers are provided at the time of booking, alternatively before payment is made.

When should I pay?

If you booked earlier than 60 days in advance, the registration fee is 20% of the rent, however, a minimum of SEK 1,000. The registration fee must be paid within 10 days of us sending the confirmation to you, it will be deducted from the rent. The rest of the rent must be paid no later than 60 days before the agreed arrival date.

If booking later than 60 days in advance, the full rent must be paid immediately.

What happens if I do not pay on time?

If you do not pay the registration fee on time, we have the right to cancel your booking. If you miss payment of the rent, it counts as a cancellation on your part and then the rules apply in case of cancellation.

What if I want to cancel?

You can cancel, this must always be done in writing to us. The cancellation does not count if it is made to someone else. We are obliged to confirm your cancellation in writing.
If you cancel earlier than 60 days before the agreed arrival, you do not have to pay more than a cancellation fee of SEK 700 per apartment / cottage that is deducted from the registration fee. If you cancel 60 days or later before the agreed arrival, you must pay 100 % of the rent.
If we succeed in renting out the cottage / apartment to someone else, we will refund you an amount corresponding to the new tenant's rent, less a cancellation or rebooking booking fee of SEK 700 per apartment / cottage.

What if I want to cancel or rebook due to Corona.

Should the authorities advise against travel within Sweden or if the lifts are not allowed to stay open due to restrictions from the authorities, you may re-cancel / cancel your accommodation up to 14 days before arrival if you have purchased cancellation protection. The condition applies to advice from travel by the authorities, not by recommendation. In the event of cancellation, the cancellation protection is not refunded, in the event of rebooking, the cancellation protection accompanies the new booking. Should there be no dissuasion and the lifts are open, our usual booking conditions apply. If you live in a country that has closed its borders or advises against travel to Sweden, we refer to your personal insurance for compensation / refund. If the lifts do not run due to restrictions, the same conditions apply as for guests within Sweden.

But if something happens to me?

You can protect yourself against the cancellation cost by purchasing a cancellation protection. It costs SEK 450 per cottage / apartment and means that you can cancel and in some cases get a refund. Cancellation is made no later than 24 hours before the agreed arrival. The cancellation protection is paid at the time of payment together with the registration fee. An administrative cost is added with SEK 250 per cottage / apartment if canceled.

The fee for the cancellation protection is not refunded in case of cancellation.

The cancellation policy applies in the following cases, which may not have been known when you booked:

  1. a) death, illness or accident of a serious nature that has affected yourself, your spouse, cohabitant, family or fellow traveler
  2. b) conscription into the armed forces or civil defense

You must be able to prove your disability with a certificate from, for example, a doctor, authority or insurance company. The certificate must be sent to us as soon as possible, no later than 10 days after the cancellation. The medical certificate must state the date of examination, results and diagnosis, that the illness is acute and that the illness or accident constitutes a serious obstacle for the traveler to make the journey. The traveler / co-traveler does not have the right to cancel the trip with a medical certificate unless the certificate clearly shows that the illness is of an acute nature.
The fellow traveler must be named on the booking.

What are my rights?

If we do not provide the cottage / apartment in the promised condition or at the right time and are unable to offer you another cottage / apartment, whose differences from the one you booked are so small that they are irrelevant to you, then you have the right to cancel the lease. We must then pay everything you paid us and compensate you for your proof

and reasonable costs, less the benefit you may have had from the cottage / apartment.

As an option to terminating the agreement, you are entitled to request a reduction of the rental cost.

Any complaints should be registered immediately with us, but no later than 1 day after arrival. Please report any problems noticed during your stay immediately, to allow us the opportunity to rectify the problem.

Your reservation is transferable and we must accept the replacement unless we have justified reasons not to. In such a case you must notify us prior to the arrival date, and a change of reservation fee of 300 SEK will be charged to you.

What are my obligations?

You must keep the chalet/apartment in a good condition and adhere to any rules, instructions and conditions applied to the property. As the person making the booking, you are personally responsible for any damage incurred to the property or its fixtures and fittings through careless behavior by you or anyone in your party.
You must take good care of the cottage / apartment and follow the rules, instructions and regulations that apply. You as the customer are responsible for all damage that occurs to the property and its equipment, because you or someone else in your company has been negligent.
You must not disturb your neighbors at any time. Disturbance leading to a visit from our security company will cost from 1500sek. Should the disturbance continue you will have to leave your accommodation immediately.
You must not disturb neighbors at any time of the day. In the event of a disturbance in or around the accommodation that leads to a visit from a security company / security guard, a fee of SEK 1,500 will be charged already at the first opportunity. In the event of repeated offenses, your entire company will be evicted with immediate effect. The eviction is charged from SEK 2,000.
Non-returned key will be charged SEK 2,000.
An ordered or mandatory cleaning does not include rough cleaning inside and out, washing or emptying garbage / empty bottles.
In the event of a lack of cleaning, we have the right to carry out the cleaning at your expense.

When staying in a cottage / apartment, the guest is responsible for snow removal and / or de-icing in connection with the accommodation during the entire stay.

Violations of regulations on smoking and pet bans entail a clean-up cost from SEK 6,000

Charging of electric vehicles is only permitted at designated charging stations, it is not permitted to use engine heater sockets and standard wall sockets for charging.

Deposit

In cases where the deposit is used, it must be paid together with the rent and it will be refunded to you after approved inspection in arrears. In cases where the inspection is not approved, you will be contacted with a cost estimate for the damage as soon as possible. If the damage exceeds the deposit, you pay the difference, if the damage exceeds the deposit, the excess deposit will be refunded.

The agreement expires with immediate effect and without refund if:

If you or a member of your party cause disruption in the chalet/apartment/neighborhood.
If you or a member of your party vandalize the chalet/apartment/neighborhood.
If the chalet/apartment is not used for the purpose it was intended. If you or a member of your party smokes in the apartment/chalet.
If the smoking is discovered after your departure, the owner is entitled to a full reimbursement of the costs incurred.
You or someone in your party has pets in the cottage / apartment that do not allow this. If it is discovered on or after departure, the intermediary is entitled to charge full compensation for the costs incurred.
If the apartment is used by more people than allowed. The maximum number of guests specified in the property description applies.

War, natural disasters, labour market conflicts etc.

Both you and we have the right to withdraw from the rental agreement if the cottage / apartment can not be provided due to acts of war, natural disasters, labor market conflict, prolonged interruptions in the water and energy supply, fire or other similar major events, which neither you nor we could foresee or influence. In that case, we are obliged to pay back what you paid as soon as possible, less the benefit you had from the cottage / apartment.

What happens if we do not agree?

Please register any complaints directly with us. Any delay in reporting a complaint may effect your chances of having it resolved. If we can not come to a satisfactory agreement, you can turn to the National Board for Consumer Complaints, which has an independent Chair and a panel of travel and consumer representatives.
